Do you offer any healthcare facilities?

Mzuri Estate is conveniently located near Summerhill Medical Centre, offering a range of medical services including a GP, dentist and minor medical procedures. Additionally, Mediclinic Vergelegen is situated less than 2km away from Mzuri.

Why is there such a drive to living on estates in the country?

What should one consider when looking to invest in a residential estate? How do you go about doing this process?

When considering estate investment, remember that buyers often buy on emotion and justify with logic. Prioritise understanding the estate's rules, lifestyle, and amenities before making a significant investment.

Help me understand why estates are such a big thing in South Africa at the moment. Why are they booming?

Estate popularity in South Africa is driven by security concerns and the limited supply of homes within estates. As demand rises and supply remains fixed, estate property values tend to increase.

Why should I invest in an estate? Even if I don't want a home, why should I start investing in property and estates?

Estate living offers a blend of security, amenities, and community. As a growing and exciting space, estate properties have investment potential due to their ability to cater to residents' needs.

Development

Who is the development team?

The development team is led by Lazercor Developments, however, you can view the full professional team here.

What is the estimated timeframe for the completion of the building, taking into consideration factors such as different phases, pre-sale requirements, and other relevant considerations?

The process from signing to completion is estimated to take around 12 months. Following the signing, it usually takes 2-3 months for the transfer to take place. From the date of transfer, the estimated timeframe for completion is around 6 months.

How can I personalise my home?

As each of our homes is fully customisable, you can simply provide the necessary details for any desired changes to the plans or finishes to our developer. Our developer will then assess the cost of these changes and provide you with an amended purchase price. This allows you to tailor your new home to your exact specifications.

Could you please provide information about the pet policy at the estate? What are the guidelines and regulations for keeping pets within the Mzuri community?

At Mzuri Estate, we are proud to be a pet-friendly community. To ensure the safety and enjoyment of all our residents, we kindly ask that all pets be kept on a leash while being walked around the estate.

Additionally, we ask that pet owners clean up any messes made by their pets. Pets are permitted to be off-leash when at their respective homes or when at the designated dog park.

Are homes fibre-ready?

We are pleased to announce that all homes within the community will have Fibre. Homeowners will be responsible for connecting their fibre connection through an ISP of their choice.

What kind of view can I expect to have from my home?

Every home comes with standard features including gas hobs, electric ovens, retractable washing lines, and solar-assisted geysers.

Lifestyle General

What public amenities can I use free of charge?

As a resident of Mzuri Estate, you have access to The Pavilion clubhouse free of charge, as well as a scenic walking and running trail that leads to a neighboring dam. Additionally, the dam area includes a dog park.

What amenities and attractions are located in the surrounding area of Mzuri?

Can you provide information on the available walking and running trails within Mzuri Estate, including how to access them, as well as the best way to access the nearby dam?

Mzuri Estate has a 1,5km walking and running trail around the estate which leads to the neighbouring dam. The dam can be accessed from the Terrace Homes portion of the estate.

What type of fitness equipment is available on the premises?

There will be an array of calisthenic equipment positioned along the walking trail.

What activities are available for children within the estate?

The Pavilion features a climbing wall, jungle gym, and fountains designed for children's play.

Is there a dog park?

Yes there is, Mzuri Estate will have access to the neighbouring dam which will have a dog park.

The Pavilion

Do I need to book to make use of the clubhouse?

The clubhouse is available for booking for parties, events, and community functions for both kids and adults. No booking is required for normal daily access. The Pavilion is a perfect gathering spot for residents, featuring a variety of amenities. The HOA will oversee the management of the clubhouse.

Is the clubhouse pet-friendly?

Yes, pets are welcome, but please keep them on a leash.

What is readily available at the clubhouse?

The clubhouse will be fully equipped with a kitchen, bar facilities, open braais, a fire pit, a climbing wall, a jungle gym, and splash fountains for your enjoyment.

Finance

How do I determine my budget for purchasing or renting a home?

To help you assess your affordability for a home loan, you can reach out to Ooba Home Loans. They can guide you through the process and help you decide whether buying or renting is the better option for you. Alternatively, you can use the bond calculator available on our website.

Are there any transfer fees or legal costs when I purchase a home at Mzuri Estate?

At Mzuri, there are no transfer fees or costs when purchasing a property. If you use Ooba Home Loans for your bond application, you'll receive a 20% discount on the bond cost.

What will the levy costs be?

Levies at Mzuri Estate are based on the size of your ERF and may vary. Your agent will provide you with the exact levy amount.

What do the levies include?

The levy budget at Mzuri Estate covers various expenses, including the estate security, maintenance of the public gardens, upkeep of the Water Treatment Packaging Plant, overall maintenance of the estate's appearance, pump room and irrigation maintenance, and upkeep of the guardhouses. Purchasers can request to review the levy budget from their agent.

Who can help me during the home loan approval process?

Ooba Home Loans can assist you throughout the entire bond approval process.

What does it mean to be pre-qualified for a home loan?

Getting prequalified for a home loan means knowing your credit score and realistically determining what you can afford in monthly repayments. While not a guarantee, it is a good indicator of the home loan size that the bank may grant you.

Can I reserve a home at Mzuri once I have been approved for a home loan?

Yes, you can reserve a home giving you enough time to ensure all your finances are in check.

Security

Is there an access-controlled entrance to Mzuri Estate?

Access to the estate is available through biometrics and Nedap RFid tag scanners for residents only, using the Gallagher security system. All visitors and delivery vehicles are scanned at entry and exit points.

What security measures are in place to ensure the safety of you and your family at all times?

The development is guarded 24/7 by two on-site guards at the upper gatehouse and two at the lower gatehouse. Camera surveillance is present along the perimeter, as well as at every entry and exit point, with all access being controlled. Contractors must use the lower gatehouse, and visitors are restricted to the upper gatehouse for entry and exit.

How does the guest entry system operate?

Residents must use the MyEstateLife app to send their prospective visitors/guests an access code, which will be needed for entry and exit at the security checkpoint.

What are the traffic rules within the estate?

Only roadworthy vehicles are allowed within the estate and on the common property. Vehicles must not cause a nuisance while traveling within the estate. Drivers without a valid license are not permitted. All road signs must be adhered to, and all vehicles are parked at the owner's own risk.

Are the guards on site doing regular patrols?

Yes, guards will patrol the common property three times during the day and every three hours at night.

Is the access to the Boskloof dam controlled?

Residents must access the dam using fingerprint scanners via the estate and are responsible for accompanying their guests.

What measures are in place to ensure the safety of residents during ongoing construction?

Contractors are not permitted outside of the construction area, except when entering or leaving the estate via the lower gatehouse. Construction sites must be marked and fenced off.

What are the protocols to be followed in the case of fire and related disasters?

Protocols to be followed in the case of a fire:

  • Immediately raise the alarm and call the fire brigade or fire emergency response team.
  • Inform the Estate Manager, providing your name and the following details: location of the fire, nature of the fire, presence of injuries, and whether anyone is trapped.
  • Use available fire fighting appliances to attempt to extinguish the fire, but hand over the firefighting efforts to the fire fighters upon their arrival.
  • Assist the injured individuals and hand them over to first aiders or medical staff when they arrive.
  • Stay calm and evacuate the Estate promptly, avoiding running.
  • Refrain from shouting or making unnecessary noises to maintain a sense of order and minimise panic.
  • Do not prioritise rescuing belongings that may impede your evacuation or slow you down.
  • Avoid areas filled with smoke, as inhaling these fumes can be hazardous.
  • If required, ensure that windows are closed and electricity is switched off.
  • Follow all instructions given by emergency personnel.

Protocols to be followed in the case of disasters:

  • If possible, contact your family to inform them of your current situation and location.
  • Prepare to relocate to higher ground in the event of a flood or similar situation.
  • Gather essential items for survival, such as food and water.
  • If water is entering your premises, shut down the electricity supply and take measures to prevent water from further entering the area.

How soon does the emergency response units react?

The security officer detects a security breach and promptly activates the panic alarm, notifying the control room of the emergency within a time frame of less than 10 minutes.

Sustainability

How are alternative energy solutions implemented?

The common area infrastructure is supported by a combination of battery backup and solar power systems. All homes are designed to be ready for alternative energy solutions, with a variety of systems available as optional extras. Additionally, all homes will be fitted with solar-assisted geysers.

How is the wastewater recycling system implemented?

Effluent entering the sewer system is directed to the underground Wastewater Treatment Plant (WWTP) and treated to produce spray-grade water that is suitable for irrigation. The recycled effluent is used exclusively on-site.

What is the source of the water used for irrigation?

Irrigation water is sourced from both the on-site borehole and the WWTP. Each home will have two water connections: one for potable water and another for irrigation.
